Why is the monthly rent not just the weekly rent x 4 weeks ?
Our rent is calculated calendar monthly, which is why we refer to “pcm” (per calendar month) in our adverts and paperwork.
We are often asked to explain how the calendar monthly rent rate is calculated and to explain why this is not just the weekly rent rate multiplied by 4 weeks. The quick explanation to this is that it’s not possible to calculate the calendar monthly rent rate as the weekly rent rate multiplied by 4 weeks because some months have more than 4 weeks in them. Consider that 4 weeks x 7 nights per week = only 28 nights which means that we would not be being paid for nights 29 30 (and potentially 31) every month. Therefore in those months with 31 nights, we would not be being paid for 3 nights rent.
The per calendar month method for calculating rent is standard practice in the UK and is the method used by all reputable letting agents and private landlords. The calculation on a per calendar month basis is fair and accurate because the total rent paid during a tenancy will never exceed the tenant's weekly rent rate multiplied by the number of weeks they are a tenant.
We CAN accept rent weekly and 4 weekly if tenants' prefer this.
